What is a garage conversion ADU?
It is a garage, attached or detached, rebuilt inside as a complete home with a kitchen, a bathroom and a separate entrance. The structure already exists, which is why it is often the cheapest route. In Jacksonville the deciding question is usually the floor height, not the walls.
Can I convert my garage in Jacksonville?
Often, if your lot qualifies under the city's 2022 ADU ordinance. The converted unit must meet the same rules as any ADU: one per lot, behind or consistent with the main house's placement, within the footprint cap, and with the owner living on the property. An attached garage that becomes a unit sharing your roof is reviewed as part of the house, so we confirm the approach with the city early.
Why does flood elevation matter so much?
Garages are built at or near ground level. If the lot is in a FEMA special flood hazard area and the garage floor is below the required elevation, flood rules generally limit that space to parking, storage and building access. Turning it into a bedroom and kitchen would mean raising the floor or rebuilding. We check the flood zone and, where needed, an elevation certificate before we quote.

What work does a Jacksonville garage usually need?
- A slab check, a vapor barrier and a raised or leveled floor.
- An infill wall where the garage door was, anchored for wind loads, with approved windows or a door.
- Insulation and air sealing to the Florida energy code, plus cooling sized for the humid summers.
- Termite inspection and treatment of any damaged framing.
- New plumbing to the sewer main or septic system, which may need capacity review.
- An electrical load calculation, and often a service upgrade.
What happens to my parking?
The city's ADU coverage did not report a separate parking requirement for the ADU, but your main house still has to meet its own parking rules after the garage is gone. Driveway space usually covers it. We confirm this with the Zoning Section for your lot.
When does converting cost almost as much as building new?
It depends on the garage. A slab below flood elevation, framing that termites have reached, or a roof that cannot meet current wind connections can erase the savings. We inspect first and tell you if a backyard ADU would be the better spend.
